The most important actors within the house selling / buying process are buyer and seller, however if you are on the buyer’s side, you would like to know you are not alone; you will have a team supporting you:
- Realtor or Real Estate Agent. – Licensed professional who will assist you on the search of properties, will advocate for you, inform you along the process and protect your interest in order to get to a successful closing. Buyer’s agent is paid once the purchase is complete.
- Mortgage Loan Officer MLO.- Licensed professional who will take care of your loan, will answer questions, provide information about loan types, check your financials and paperwork. The main goal at this point is to have a pre-approval letter before you go and see houses. Once there is an offer on a property, the MLO will take care of the follow-up for a successful disbursement and closing. The MLO works for the lender (a bank or a mortgage company)
- Home Inspector.- A professional inspection is always suggested, the home inspector will perform an interior and exterior assessment of the property to check for compliance and assess if there is any hazard or defect.
- Appraiser.- Licensed professional hired by the lender and paid by the buyer to assess the value of the property.
- Title Company.- The title agents working at the title company are in charge of overseeing the process but also will perform a thorough review of the property paperwork to determine if the seller has the right to sell, if there is any lien, easement, encroachment or other problem with the deed. The title company commits to deliver a free and clear title / deed to the new owner.
